Role Purpose:
We are seeking a
proactive and commercially minded Building Surveyor to support the Property
Department with both scheduled and reactive tasks. This role plays a vital part
in the effective management of building-related issues across our property
portfolio. Responsibilities include overseeing dilapidations, managing building
projects, preparing schedules of condition, and handling unexpected building
matters—both directly and via the management of our external consultants.
A typical day in this role includes:
Reporting to the Head of Estates you will bring effective oversight of buildings issues predominantly within our portfolio of retail premises, although you may be required to advise on matters concerning our head offices and distribution centers from time to time.
You will evaluate occupational matters and claims as they arise to determine the most effective and appropriate way of resourcing the case. This may be dealing with it personally or allocating it to our external firm of building surveyors or our facilities management company as appropriate.
Working with our external firms of building surveyors you will oversee the management of their allocated caseload of mid-lease and end of lease dilapidations/repairs (both on-site works and negotiated financial settlements) and provide recommendations to the business as appropriate.
You will prepare board papers to recommend settlements or request project CAPEX approval.
You will assist with new store acquisitions by providing an initial view of any site queries that arise (and providing recommendations for further investigations if needed) and to undertake schedules of condition where required.
You will carry out site inspections on existing sites when unexpected building issues occur, to best advise the business on next steps and remedial actions.
You will be reactive to Health and Safety matters as they arise.

What you’ll need:
You will be a Building Surveyor - a member of the Royal Institution of Chartered Surveyors (MRICS or FRICS) and have a minimum of 4 years post-qualification experience.
Commercial experience working within the retail sector balancing technical and commercial decisions.
You’ll have the ability to travel within the UK.
Your prior experience will demonstrate successful work preparing schedules of condition, dealing with dilapidations (both producing costed schedules and negotiating settlements / instructing and overseeing works).
We need someone who is comfortable both undertaking cases themselves as well as managing our partners in external firms.
Experience in responding to and dealing with ad-hoc emergency building issues.
The ability to use Microsoft suite including Outlook, Teams, Excel, Powerpoint and Word as well as online and internal databases

Hours: 37.5 | 9.00am - 5.30pm - Hybrid working available depending on role responsibilities with 2 days working from home and 3 days in our stylish, modern and collaborative office close to East Croydon Station.
