Quantity Surveyor

New build housing construction company

Based in: Nelson, Lancashire

This regional multi-discipline construction company has a dedicated house-building arm. This division focuses on developing and constructing new homes, ranging from apartments to family houses. They act as their own main contractor for these developments, managing the entire process from land acquisition to completion.

Quantity Surveyor required to commercially manage 3 sites in the Nelson region - new house building.

About the role of Quantity Surveyor

This Construction company undertakes a diverse array of projects across multiple sectors, including:

  • Commercial: Office spaces, business parks.
  • Industrial: Warehouses, manufacturing facilities.
  • Retail & Leisure: Retail parks, cinema complexes, hotels.
  • Health & Education: Healthcare facilities, educational institutions.
  • Regeneration: Large-scale mixed-use regeneration schemes, often involving public-private partnerships.
  • Civil Engineering: Supporting their construction projects.

Responsibilities for Quantity Surveyor

  • Cost Control & Reporting: Assist in the preparation of detailed cost plans, budgets, and financial reports, ensuring accurate cost control throughout the project lifecycle.
  • Procurement & Tendering: Support the procurement process, including tender document preparation, contractor selection, and contract negotiation for various trades and materials.
  • Valuations & Payments: Prepare and submit interim valuations and final accounts for subcontractors and suppliers, ensuring timely and accurate payments.
  • Variation Management: Identify, assess, and manage variations and claims, ensuring proper documentation and commercial resolution.
  • Risk Management: Assist in identifying commercial risks and opportunities, contributing to mitigation strategies and value engineering initiatives.
  • Contract Administration: Administer construction contracts, ensuring compliance with terms and conditions, and resolving contractual disputes under supervision.
  • Material & Labour Reconciliation: Monitor and reconcile material usage and labour costs against project budgets, identifying discrepancies and reporting findings.
  • Financial Forecasting: Contribute to cash flow forecasts and projections, providing accurate financial information for decision-making.

Requirements for Quantity Surveyor

  • Degree or equivalent qualification in Commercial management/quantity surveying
  • Prior new house building sector experience
  • Minimum 3+ years relevant sector experience (new house building)
  • Commutable to the Nelson area (including valid drivers license)
