Believe in people.The roleThe purpose of this role is to manage and supervise up to 8 Estate Operatives within the Surrey, Sussex & Kent area to deliver high quality estate services and provide logistical support to the Group In-House Team Manager.This role is part of Property where you'll help us to lead the way investing and maintaining 46,000 homes.Interviews will be taking place in person on Thursday 17th & Friday 18th October What you'll achieveThis role will cover the Surrey, Sussex & Kent areas and will be looking after up to 8 operatives across the area. Responsible for all aspects of staff management for the Estate Operatives, including recruitment, training, development, and performance/absence managementComplete regular performance meetings with stakeholders, such as Contracts and Standards Managers, Property Managers, and Independent Living Scheme Managers, to monitor and discuss performanceUse Field Service to record estate inspections and monitor the quality of Estate Operative’s workPut in place programmes of work that will inspire Estate Operatives to aspire to higher performanceProviding Management Information regarding spend/efficiency and cost data for service chargeEnsure value for money with customers by ensuring a robust stock inventory process is followed for sundries such as weedkiller, cleaning products, gardening, and cleaning equipment, etcWork with the Resource Schedulers and the Group In-House Team Manager, to use Field Service to manage and implement the staff rota in an area to maximise operative productivity and reduce mileage/travel time. This will include delivery of services, areas of work and operative resource deployment.Responsible for keeping the machinery and equipment asset register up to date to ensure that machinery and equipment is used, maintained, and serviced appropriately by regularly monitoring the condition of equipmentBe part of the Out of Hours RotaWhat you'll bringEssential skillsMust hold a current full UK driving licence and be willing to drive the association’s vehicles, including vans and tipper transitsMust have the capability to operate machinery and equipment such as petrol mowers, strimmers, floor cleaning apparatus and electric hand power toolsMust have the ability and willingness to work internally and externally during all seasonsExperience of working in a similar or related environment or postExperience of contractor/work force-based IT systemsWilling and able to participate in the out of hours emergency rosterKnowledge of estate-based service delivery and contract managementKnowledge of British Standards, Codes of Practice, Health & safety and any other specialist trade and professional codes of practice relevant to Estate Services activitiesWhy Orbit?Choosing us means being rewarded in every sense.Here’s what you can expect to enjoy with us.A rewarding experience that works for you We strive to create an inclusive experience with benefits and wellbeing programmes designed to help you, and your loved ones, to thrive.
