The post holderis able toorganise theirdailyworkload to complete the tasks in the given priorities, whilstmeeting allquality standards,service level agreementsand compliancerequirements.The post holderis responsible fortheir own workincludingassociatedcleaning and porteragetasks,andcomplies withall NHS policy standards andhealth and safetyrequirements.

The postholder:

• Performssomesemi-skilledmaintenance tasks and checks,includingbasicPlanned Preventative Maintenance (PPM) checksforWater, Fire,Ventilation, Electrical and Building Fabricto ensure the Trust’s buildingsand groundsadhere tostatutory complianceandarefit for purpose.

• Installs,maintains,servicesand repairs a range of estates services equipment across all areas of theirresponsibility.Deliverssmall Minor Works projects on site as agreed with QTS.

• Competent Person level in at least one of the following: Water, Electrical, Ventilation, Lifts, Fire,Medical Gas, Pressure System, or otherestate-relatedarea

• Assigned toa designated site.On occasion, mayberequiredto work across other sites.

• Buildsrelationshipswith Site Service Managers (SSMs),QTSstaff,stakeholders andexternalservice providersand contractors, tosupport the delivery ofservices in a professional,timelymanner.


QTS operates as a wholly owned subsidiary of Central andNorth West London NHS Foundation Trust (CNWL).

Established in 2018, QTS providesa broad range of Estates and Facilities services, spanning strategic operational delivery through to estates maintenance and repairs, primarily within mental health and community healthcare settings.

Service Delivery

• UsesComputer Assisted FacilitiesManagement (CAFM)system to accesswork requests and feedback onjobstatus.Ensures own work is carried out within the priorityset forthe task, and any work not completed is highlighted to the Helpdesk.Ensures any work undertaken is recorded on the CAFM system.

• Carries outreactive maintenance(including make safe), minor installationsand break down repairsasrequiredon electrical, mechanical systems, or building fittingsin accordance withcompetencies and training. This includesfor examplemaking safedefects, breakdowns or failuresimpactingon the servicesuch as floods, power outage, and damage to property.Undertaking basic repairsto maintenanceand installationsasappropriatetoskills level.

• UndertakesbasicPPM (Planned Preventative Maintenance) technical tasksand associated remedial worksin accordance withcompetencies and training. This includes for exampledaily/weekly tasks such as water temperature tests, flushing of water systems, fire safety system testing, andbuilding andplant room inspections.

• Recordsjobactivity andcompletionstatus,associatedinformation,and anycomplianceor otherdocumentationin the CAFMsysteman accurateandtimelymanner, in line with internalprocedures, ServiceLevelAgreements (SLAs)andKey Performance Indicators (KPIs).Ensures any other site-specific logs, document registers, and schematicsare kept up to date.

• Escalatesfaults,issues,risks,and items outside of their remit, competencies, and trainingto theappropriate specialistcontractor throughthe Helpdesk and linemanagere.g. tasks that require specialistassistanceorskills.

• Identifiesandescalates issues of statutory non-compliance to line manager andappropriate AuthorisedPerson (AP)orAuthorising Engineer (AE).

• Acts as theQTS and sitepoint of contactand liaiseswith contractservice providers.

• Responsibleformonitoring contractorson site, reporting satisfactory completion of work. Escalates issues or concerns as required.

• Acts as Competent Person in at least one of the following areas:Water, Electrical, Ventilation, Lifts, Fire, Medical Gas, Pressure System, or other estate-related area.


Governance, Risk &Compliance

• Applies existing policies, procedures, best practice guidance and compliance requirements in relation to Hard FMservicesdelivered.

• Adheres to Health & Safety regulations including COSHH, Handling & Moving, Infection Control to ensure a safe environment for patients and staffin accordance withHSAW, industry best practice (HTM/HBN) and Trustpolicies and procedures.

• Attendsmandatory trainingand any other trainingappropriate tothe role. This istomaintainexistingand developnew skillsasrequiredto carry out the work.



Data & Information

• Produces regular report on their site(s) to the Zone Manager

• Supportssite surveys, audits and other compliance checksas directed.

• Monitorsstock levelsandmaintainsrecordsasappropriate.
