About the role

We are now recruiting a 'Development Manager' to join our property team on a permanent basis. This role will be home based with no daily requirement to attend the office but the appointed candidate will be required to attend meetings across our North West office's (Didsbury, Liverpool and Accrington) as the business requires.

The purpose of this role is to lead on implementing the Growth Strategy and to source and appraise new opportunities in line with the organisation’s development and growth strategies to support the delivery of development programme targets. To create and maintain excellent relationships with key partners including local authorities, Homes England, developers, contractors and agents. To lead on establishing formal partnerships and JVs.

Key Responsibilities:

Growth

Identify and appraise new development opportunities working in collaboration with the Pre-Construction Manager, including full local market analysis, taking account of government policy, planning, strategy, demand and offering to customers. To ensure schemes are deliverable against financial and growth targets.

Partnerships

Enhance and improve on existing relationships with partner agencies, Local Authorities, developers, housebuilders and land agents, and identify and secure new partnership opportunities. Take the lead in negotiations to incorperate new opportunities into contract and to collaboratively work with colleagues across the whole organisation to ensure the delivery of high-quality affordable homes and excellent customer service. To deliver formal (JV) partnerships to facilitate our growth plans.
Procurement

Ensuring the effective procurement and management of consultants and Contractors, working with the Pre-Construction Manager specialist advisors, valuers and surveyors required to effectively appraise and deliver a development.

Project Delivery

Identify development projects in accordance with the development brief, on time, to a high quality, with sales and handovers achieved. Ensure developments adhere to all necessary development regulations and standards, including specific requirements, area and architectural specifications.
Reporting

Maintain accurate development pipeline reports and assist with the preparation of written and financial reports for information and approval by Executive Committee, Development Committee or Board. To ensure timely and accurate updating of systems to include cashflow forecasting, handover profiling and property related data.

Management, Leadership and Culture

Manage the budgets resources, and priorities to make sure that resources are used effectively and efficiently in order to meet predetermined performance targets and customer satisfaction.
Skills, experience, and Qualifications

Essential:

Detailed understanding of housing development from inception to completion.
Demonstrable experience in new business, land and property acquisition to deliver high quality affordable homes.
Experience of appraising multi tenure projects using ProVal and Land Val, with a proven track record of securing new development opportunities.
Relevant understanding of the development process and working alongside project delivery colleagues on large scale, multi tenure projects including open market sale schemes.
Demonstrable commitment to deliver exceptional customer service to internal and external stakeholders.
Demonstrable knowledge of building construction, contracts and contract management and associated legislation.
Experience of successfully managing complex development budgets.
Experience building strong relationships with internal, external partners and stakeholders.
Demonstrable Experience of a managing staff to set and deliver on targets.
A Full UK Driving Licence and access to your own car.
Desirable:

Demonstrates experience of establishing and delivering formal development partnerships and JVs.
Qualifications

Essential

Degree Level Qualified
Desirable:

Professional qualification in a property related specialism MRICS or equivalent, MRICS, MICE etc. or equivalent qualification/ experience.
