There is an exciting opportunity to join Bellway, one of the UK’s largest house builders. Our Thames Gateway Division is looking to recruit a Land Buyer to join the Division's Land team.
The Role
The role of the Land Buyer reports to the Head of Land.
The Land Buyer will be responsible for acquiring land in accordance with the Bellway’s buying procedures and coordinating divisional departments, external consultants, and lawyers to contract on sites. Other responsibilities will include affordable housing and bulk disposals, commercial leasing or disposals and running scheme viabilities in line tandem with the planning department.
Principal accountabilities of the Land Buyer role include:
Conduct comprehensive market research to identify potential land opportunities for residential development.
Utilize various sources including local contacts, land agents, and public records to locate potential development sites.
Stay informed about local planning policies, zoning regulations, and market trends in East London, South East, and North Kent.
Perform due diligence on identified sites, including site visits, environmental assessments, and feasibility studies.
Assess the suitability of land for development, considering factors such as location, size, accessibility, and potential profitability.
Liaise with architects, planners, and other consultants to evaluate development potential and constraints.
Lead negotiations with landowners, agents, and other stakeholders to secure land at favourable terms.
Prepare and present offers, ensuring compliance with company guidelines and market conditions.
Coordinate with legal teams to facilitate smooth and timely land acquisition transactions.
Collaborate with the planning and development teams to ensure acquired sites meet strategic objectives.
Assist in the preparation and submission of planning applications, working closely with local authorities and planning consultants.
Monitor the progress of planning applications and manage any issues that arise during the process.
Represent the company at public meetings, property forums, and industry events to enhance the company's profile and network.
Maintain accurate records of all land acquisition activities, including site evaluations, negotiations, and contracts.
Prepare regular reports for senior management on acquisition progress, market conditions, and potential opportunities.
Ensure compliance with all legal and regulatory requirements throughout the acquisition process.
Experience, Qualifications and Skills
Experience
Experience in land acquisition, property development, or a related role, preferably within the residential sector.
In-depth understanding of the property market in East London, South Essex, and North Kent. Familiarity with local planning policies and regulations.
Qualifications and Training
Bachelor's degree in Real Estate, Land Management, Urban Planning, or a related field.
Skills and Aptitude
Strong analytical and problem-solving abilities
Excellent negotiation and communication skills
Ability to manage multiple projects and meet deadlines
Proficiency in Microsoft Office Suite and property management software
Highly motivated and results-driven
Strong attention to detail and organizational skills
The Role and Working Conditions
Willing to be flexible in respect to day to day duties and hours worked
Ability to travel to potential land opportunities and development sites on a regular basis
