The Role – Head of Asset Acquisition

Pinnacle Asset Acquisition & Management (PAAM) is a flagship division within the Pinnacle Homes business. Delivered in conjunction with the Local authorities, it is a market-leading council partnership acquiring, refurbishing, managing and maintaining a portfolio of properties.

The Head of Asset Acquiition will set and own the strategic direction for the Acquisition of Assets under all Asset Acquisition and Management contracts, ensuring consistency with Pinnacle’s values. They will provide strong and effective leadership of all aspects of operational service delivery void works, onboarding tenancies, management and maintenance.

Key responsibilities

• Set and own the strategic direction of the Asset Acqusition phases of the PAAM contracts, ensuring consistency with Pinnacle’s values.
• Provide strong and effective leadership of all aspects of operational service delivery – property sourcing, assessing and negotiation and sales progression.
• Lead on all aspects of financial performance ensuring the contract delivers in line with the underpinning financial model as well as budget forecasts.
• Ensure that contracted service levels are understood, and associated KPIs are actively managed and achieved.
• Work with commercial director to guide and finesse the acquisition strategy as required.
• Lead the relationship with conveyancing firms ensuring that their services are efficient and high quality, that completion statements are provided in a timely manner and that there is a firm grip on funds via a monthly cash reconciliation.
• Build and maintain relationships with relevant officers and members of the local authorities in partnership.
• Lead on all aspects of governance and compliance.
• Coordinate production of the appropriate board packs ensuring that reports are informative, high quality and accurate, and that the pack is circulated in good time so that members are able to review it ahead of meetings.
• Provide overall responsibility for record keeping in the form of a comprehensive SharePoint library of completion certificates and associated legal documentation, as well as an update Masterfile.
• Risk management – early identification of potential problems, development of risk mitigation strategies, and timely escalation where necessary
• Maximise the use of data to drive business and operational decisions to continuously improve business performance and customer experience.

Skills Required

• Demonstrable experience of successfully operating in an equivalent high-profile role leading and inspiring a diverse, dispersed team to achieve best in class performance.
• Resilient and positive in a demanding and changing environment, with the capacity to deliver results to tight deadlines and under pressure.
• Substantial financial and commercial management experience in an operational delivery context.
• Ability to engage and influence at a senior level, both within the organisation and externally.
• Agile and ability to multi-task, pivot and prioritise different projects.
• Great verbal and written communication skills, and excellent programme and project management skills
• Highly numerate and detail oriented, excellent financial and IT skills.
• Strong work ethic and high standards – committed to delivering on our “best in class” ambition.
