Property Negotiator
Serco: AASC Contract
Base Location: Home with regular travel, Midlands and covering East coast
£25,000 per annum + Commission and Excellent Corporate Benefits Package

Here within our Asylum Accommodation and Support Services Contract (AASC) we focus on assisting individuals through the asylum system, ensuring that vulnerable asylum seekers have access to the support they need along with a high standard of accommodation.

Due to extensive growth within the contract, we are expanding our Property Acquisition Team and are looking for someone with the drive and passion to make a difference to Social Housing. Ideally, you will come from a background in property (ie Estate Agency Sales/Lettings/Portfolio) and you will enjoy working as part of a team, where you will identify and procure accommodation of the appropriate volume for AASC.
Key components of this role include; searching for target properties and identifying prospect properties. To establish and maintain landlord, investor and agent networks Liaising and negotiating with Landlords, Agents and Investors to promote the Serco Lease and Serco Property Standards. To carry out inspections and to rapidly manage properties through the pipeline to the point they are available for occupation.
You will use your extensive knowledge of the property market, strong organisational and planning skills to ensure delivery of accountabilities including:


- Actively search for new properties in targeted areas through local estate agents, area visits (driving local streets), media (newspaper and web), landlord relationships and other networks
- Develop promotional material and use this material to actively promote the AASC Contract’s need for property in targeted areas
- Work with local Agents, Landlords and Investors to make them aware of the type and volume of properties that the AASC Contract requires
- Build personal network in the areas to create a flow of properties to put forward to the AASC Contract (matching the Contract’s needs), forging strong relationships with property providers
- Meet with potential landlords to discuss property requirements and identify prospects
- Provide a schedule of remedial works required to bring the property to the required standards of the contract.
- Select the most appropriate landlord lease agreement, and negotiate and agree appropriate rental terms directly with the landlord
- Complete/check the required paperwork/forms for the property (including EPC, proof of ownership, planning permissions, meter readings, Local Authority Building Control applications and other related documentation.)


What you’ll need to do the role

First and foremost, you must have extensive experience of private rented and property sector in a service orientated environment, alongside experience of adding value and additional commercial benefit through the development of constructive relationships.
It is essential that you have proven sales and negotiation experience.
This is a critical, demanding role where you will utilise your sound commercial and business awareness to understand the context in which the business operates

This role requires Security Clearance at CTC level (Counter Terrorism Check) and also CRB clearance.

Finally, you must have a valid UK drivers licence and flexibility is a must
- you will be expected to travel within the regions and occasionally within the UK
