Due to an increase in the level of instructions currently being received, the Legal Services team require an additional property lawyer to undertake commercial and residential property matters for the Council.
The successful candidate will be required to handle a broad range of property transactions allocated by their line manager, and must be able to work independently with minimal supervision. They should have experience of handling asset management work (licences to assign etc.), lease renewals and general landlord and tenant advice, and be comfortable reviewing title documents in order to provide advice on a variety of commercial and residential matters.
The majority of instructions will be provided by the Council’s Corporate Property team, with some work also arising from the Housing Strategy and Regeneration teams. On occasion, the role may also include undertaking work for the Council’s wholly owned companies.
Key Responsibilities:


Handle acquisitions and disposals of land and property and all associated non-contentious work arising out of the council’s residential and commercial property portfolio including leases, licences, deeds and agreements.
Deal with residential right to buy disposals (freehold and leasehold), residential acquisitions, and some residential lease extensions.
Deal with commercial lease renewals and new lettings, and to prepare site access licences.
Draft and negotiate licences to assign, licences to underlet, licences to alter and ancillary asset management documentation.
Undertake reports on title and relevant searches across development schemes and project proposals.
Advise on and undertake property work relating to the Council’s wholly owned housing development company, to include the negotiation and drafting of sale agreements, transfers, easements, utility agreements and other ancillary documentation.
As and when required, to assist with the appointment of external lawyers to undertake work on behalf of the Council.
Work collaboratively with all members of the Law and Governance Service to deliver excellent quality services across the full range of functions provided by the Service.
Perform in an effective, timely, courteous, professional and flexible manner the duties of a qualified lawyer.
Attend and provide legal advice and assistance to officer meetings of the Council and other clients.

Qualifications:


Qualified Solicitor, Barrister or CILEx Conveyancing Practitioner with current practising certificate

Knowledge:


Knowledge of relevant legislation and case law and good practice.

Experience:


Previous experience of working within a local government legal services team would be beneficial.
Previous experience of handling property work within a local government setting.

Skills & Abilities:


High quality inter-personal and team skills.
Strong IT skills including Microsoft packages or equivalent (e.g. G Suite).
Good organisation and communication skills.
Ability to advise in new areas of law.
