Summary

JOB TITLE: Building Services Operative GRADE: Band 3 DEPARTMENT / LOCATION: Estates Dept, Worcestershire Acute Hospitals Trust REPORTS TO: Assistant Estates Officer ACCOUNTABLE TO: Estates Officer HOURS 37 per Week Job Purpose: To participate in the provision of an Estates service primarily undertaking day-to-day inspections, repairs, planned maintenance, installation and minor improvements to the hospital Mechanical/ Electrical systems and building fabric. The post is primarily based at AHR but candidates will work at all Trust sites if required to. Some out of hours work is anticipated to gain access to problematic areas Scope of Duties: This post has no budgetary responsibilities. The post has no supervisory responsibility. The Estates Department is primarily responsible for two hospital sites the Kidderminster Hospital, and Alexandra Hospital Redditch. The Alexandra hospital is a 325 bed general hospital. The Kidderminster hospital site contains a small rehabilitation ward, a GP lead ward, a treatment and diagnostic centre which contains 4 theatres, Endoscopy, X-ray and a Renal unit. Key relationships: Internal: Liaise and co-operate with all estates personnel and persons carrying out duties prescribed by the assistant Estates Officer or any other member of the Estates Management team. Develop and maintain a close working relationship with modern matrons, ward sisters and other clinical / non clinical staff. Promote and maintain good working relationships with all Trust staff. External: Promote and maintain a good working relationship with all relevant external service engineers/contractors and service providers. Where necessary promote and maintain a good working relationship with all relevant material/spares suppliers and equipment manufacturers. Main Duties and Responsibilities: The maintenance assistant will be employed on work in a multi-skilled way, on their own initiative on less complex tasks and under the instruction and supervision of skilled building service staff on more complex tasks . 1. Carry out simple planned preventative maintenance work in accordance with Estates schedules and accepted good working practices. 2. Carry out general building fabric repairs, e.g. making good brickwork and walls, simple joinery, floor repairs including outside paving, painting etc assist craft staff in more complex repairs 3. To carry out simple necessary plumbing or drainage repairs or installations 4. Carry out simple electrical repairs such as replacing lamps, cleaning diffusers, PAT testing 5. Use chemicals to clean / disinfect internal / external areas 6. Participate fully in all relevant estates procedures and ensure completion of all necessary documentation in accordance with Estates Department policies. 7. Carry out grounds and gardens work, including litter picking, pruning, removing rubbish 8. When required advise others on the correct operation of equipment to which you are conversant. 9. Record written work information legibly and without errors as required also record information using the Planet CAFM or other applicable software. 10. Wear the appropriate protective clothing and footwear, uniforms, safety wear and equipment as deemed appropriate to the job. 11. Where necessary induct and instruct other staff on duties in support of your own. 12. When required and authorised by your direct line managers give assistance and support to other trade disciplines within the Estates Department to ensure an efficient estates service is provided. 13. When required participate in the gritting and snow/ice clearance of the Hospital roads and pavements. 14. To carry out all duties in a safe manner, having regard for the safety of others. 15. To undergo all necessary update and health & safety training 16. Participation in response/emergency teams for fire, major incident and any other requiring an Estates Department input. 17. When required drive the Trust vehicles. 18. To be responsible for the upkeep, tidiness and maintaining of a safe working environment in the workshops and engineering plant rooms. 19. Where necessary undertake training and operate any computerized systems that are used within the Estates Department. 20. To liaise closely with all modern matrons, ward sisters and heads of departments with regards to relevant estates matters. 21. Carry out the execution of any other duties as relevant to the Estates services, which may be allocated by management. 22. Be prepared to be available, within reason, to work at short notice, out of normal hours, in emergency situations. 23. QUALITY STANDARDS Be presentable Be on time, if working to a schedule Leave the workplace neat and tidy Be polite and courteous Ensure customer satisfaction before leaving Ensure dignity of clients at all times Any Special Requirements Overtime may be required in order to maintain essential equipment/services. Flexible working hours will be periodically required in order to maintain essential services. Standard Clauses: The purpose of this post should remain constant, but the duties and responsibilities may vary over time within the overall role and level of the post. The post holder may from time to time be asked to undertake other reasonable duties. Any such changes will be made in discussion with the post holder in the light of service needs. Competence The post holder is responsible for limiting his/her actions to those which s/he feels competent to undertake. If the post holder has any doubts as to his or her competence during the course of his/her duties then s/he should immediately speak to their line manager or supervisor. Codes of conduct All employees of the Trust who are required to be registered with a professional body, to enable them to practice within their profession, are required to comply with their code of conduct and requirements of their professional registration. Those staff who are not required to be registered with a professional body are required to comply with the Trusts codes of conduct. Confidentiality The post holder must maintain confidentiality, security and integrity of information relating to patients, staff and other Health Service business. Records Management All employees of the Trust are legally responsible for all records that they gather, create or use as part of their work within the Trust (including patient, financial, personnel and administrative), whether paper or computer based. All such records are considered public records and all employees have a legal duty of confidence to service users. Employees should consult their manager if they have any doubt as to the correct management of records with which they work. Health and Safety Employees must be aware of the responsibilities placed on them under the Health and Safety at Work Act (1974) and the Manual Handling Operations Regulations (1992) and all relevant Trust Health and Safety Policies and Guidance. This ensures that the agreed safety procedures are carried out to maintain a safe environment for employees, patients and visitors to the Trust. Infection Control Employees must accept personal responsibility and accountability for Infection Prevention and Control practice. Employees should ensure they are familiar with, and comply with, all relevant Infection Control policies for minimizing the risk of avoidable Health Care Associated Infection. All Employees must undertake annual mandatory updates in Infection Control. Risk Management It is a standard element of the role and responsibility of all employees of the Trust that they fulfill a proactive role towards the management of risk in all of their actions. This entails the risk assessment of all situations, taking appropriate actions, and reporting all incidents, near misses, and hazards promptly. It is a contractual obligation that all employees must co-operate with any investigations undertaken. Children and vulnerable adults You have a responsibility for promoting and safeguarding the welfare of the children/young people/vulnerable adults that you come into contact with or are responsible for in your job role and sphere of competence. Disclosure Barring Service Disclosure (formerly CRB) The Trust aims to promote equality of opportunity for all, with the right mix of talent, skills and potential. Criminal records will be taken into account for recruitment purposes, only when the conviction is relevant. As the Trust meets the requirements in respect of exempted questions under the Rehabilitation of Offenders Act 1974, all applicants who are offered employment will be subject to a criminal record check from the Criminal Records Bureau before the appointment is confirmed. This will include details of cautions, reprimands or final warnings, as well as convictions. Postholders may periodically be asked to undertake a re-check. Vetting and Barring Scheme The Trust is legally required to check all staff against the ISA Childrens and Vulnerable Adults barring lists if they engage in what is defined as Regulated Activity or Controlled Activity: Regulated Activity is defined as working closely with children or vulnerable adults, paid or unpaid, on a frequent or intensive basis. Controlled activity is work that provides opportunities for contact with children or vulnerable adults, or their records. This includes caterers, cleaners, administrators, contractors, maintenance workers and their managers and supervisors. If the post holders role is defined as regulated or controlled activity they will be required to be checked against the relevant ISA barring lists and will need to be ISA registered as and when the registration scheme is launched.
