As a Senior Development Project Manager, your role will include:

• Managing a small team overseeing the planning, delivery, and monitoring of a wide range of development projects including
sheltered, supported, and working age adults, extra care, land-led, and Section 106 schemes.

• Working closely with the Development Operations Manager to ensure that development programmes meet all internal and external
statutory, regulatory, and best practice standards.

• Utilising your existing network of development partners and working to identify new partnership opportunities to grow Acis’
development reach.

• Managing partnership and external relationships to maintain Acis’ reputation as a development partner of choice.

• Taking schemes from concept through design, procurement, delivery and into operation including assisting with feasibility
appraisals and site walk overs.

• Working with development partners to identify, monitor and report on the risks associated with pre-contract schemes and
providing regular updates on projects and those in the programme to the Development Operations Manager.

• Overseeing the preparation of design work and the planning process for new developments

• Attendance at prestart site meetings alongside the post-contract project manager and attendance at design team meetings

• Oversight of financial management of projects including monitoring of cashflows to ensure they remain within approved budgets
ensuring invoices and payments are processed promptly and issues highlighted.

• Production of cost estimates, schedules of work, tender and contract documentation

• Ensuring that appointments of consultants and contractors comply with internal/UK procurement laws and procedures.

• Managing the acquisition process of land and property

• Assisting the Development Operations Manager to oversee Homes England start on site bid information.

• Liaison with Consultants, Solicitors, Local Authority, Officers, Contractors, and Developers externally and internal
departments to ensure effective communication.

• Assisting the Development Operations Manager to oversee the audit file process for initial scheme stages before handover to
post contract manager.




Some of the experience/skills we need to consider you:

• Proven track record of delivering development schemes from initial negotiation, feasibility, and planning through delivery.

• Proven project management skills and expertise in delivering development schemes.

• Use of appraisal and cashflow management software Proval & Sequel

• Experience of working in a Housing Association environment

• Development line and/or senior contract management experience.

• Significant experience of working in a fast paced, property development environment.

• Hold a recognised related professional qualification such as CiOB, RICS, CIH or demonstrate equivalent relevant experience.

• Sound understanding and delivery of scheme procurement and contract management.

• Experience of managing budgets, forecasting cash flow projections, and working in a value for money environment

• Experience of instructing and working with consultants such as architects, cost consultants and engineers

• Experience in preparing development briefs, programmes.

• Experience of managing budgets, forecasting cash flow projections, and working in a value for money environment

• Sound knowledge and understanding of the government’s housing agenda, affordable housing funding programmes and compliance
requirements.

• Strong negotiating and influencing skills with both internal and external stakeholders.

• Strong organisational skills with the ability to juggle projects and priorities.
