Summary

Role overview

We are looking for a Building Services Assistant/ Caretaker to assist in the day to day presentation and maintenance (including
refuse management) at our residential development!

As our go-to person, the one with the know of how to keep the development running like clockwork, you'll ensure that all building
services for the development are carried out to a high standard, and are delivered on time and accurately. You will act as the
face of urbanbubble with residents, displaying professionalism and genuine care for their property ensuring a first-class customer
experience!




You will work 5 days out of 7 with some weekends required on a rota basis.

What will you do?

* Litter picking of external areas and grounds.
* Refuse management.
* Collect work orders daily and complete reactive works and future works to the highest standards.
* Provide updates to the Building Technician for closure of work orders.
* Complete any ad hoc maintenance, as agreed with the Building Services Technician / General Manager.
* Carry out decoration and repairs to homes.
* Carry out lighting checks, replacing light bulbs.
* Inform company of any additional works needed at location.
* Identify & communicate potential areas for future works, raising work orders for reactive tasks.
* Complete all paperwork & procedures in set timelines.
* Ensure compliance with Letting Code of Conduct.
* Assist with daily visual checks and tests to ensure life safety equipment such as refuge intercoms, fire alarm test, lift
intercoms and notices such as direction signs and mandatory signs continue to meet the relevant fire strategy standards.
* Escort visiting maintenance engineers whilst on site.



What are we looking for?

* Experience working in a customer facing, building technician role.
* Great attention to detail.
* Proactive approach.
* Able to work well alone or as part of a team.
* Strong understanding of Health and Safety, Fire Awareness and Manual Handling.
* Previous experience in the cleaning / maintenance industry for luxury residential property or hotels (desirable).
* IOSH Working Safely qualification, or equivalent.
