What's involved with this role:

Tenancy Changes, Mutual Exchanges, Voids, Terminations, Telephone duties and the possibility of covering Estates Inspections so will need a car and full/clean driving licence.

To provide a responsive and customer orientated tenancy management service, predominantly within a defined management “patch” in accordance established policies and procedures.

To act as primary officer for every tenant on the patch, undertaking daily contact with tenants and their representatives concerning any aspect of Housing management and conditions of tenancy, including property inspections, accompanied viewings, signups and new tenant visits, advice on maximising income, conversion of introductory tenancies to secure tenancies, attendance at evictions, minimising arrears levels.
Ensure that by investigation, negotiation and enforcement that tenants comply with their conditions of tenancy, particularly with regard to nuisance and anti –social behaviour. Assist in the collection of witness statements and evidence for cases referred to the Tenancy Enforcement Officer.
To protect the revenue and expenditure stream whilst taking appropriate actions aimed at ensuring tenancy sustainment.
Ensure all computerised and manual recording systems are updated and maintained on an accurate and timely basis, and that all service requests are responded to within the prescribed timescales.
To undertake regular inspections of communal areas, garage sites and other open spaces.
Assist the Tenant Participation team in the development and support of resident associations and where necessary attend meetings of groups.
Develop and maintain effective relationships with other officers, outside agencies and tenants to ensure that a high quality tenancy management service is delivered.
To provide as required written reports in relation to issues and events related to the patch.
Provide cover for other Housing Officers and staff in their absence.
To undertake any other duties commensurate with the position as designated by the line manager.

Your recent UK working experience going back at least 5 years, or full employment history if you have been working for fewer years than this.
Your availability to work either immediately, or at short notice.

Educated to degree level or with 3 years equivalent experience of working in social housing
BTEC or equivalent in Housing Studies – desirable
IOSH qualification - desirable


In depth knowledge and experience of leasehold management including consultation requirements in accordance with Section 151 of the Commonhold and Leasehold Reform Act.
Knowledge of Housing legislation including landlord and tenant law and legal procedures relating to income management and debt recovery.
Knowledge of environmental protection legislation including Health and Safety Regulations and Fire Regulations - desirable


Experience of providing a leasehold management service and of dealing with a range of complex estate management issues
Demonstrable experience and commitment to involving leaseholders in developing and improving services.
Experience of working within policies and procedures and development of policies and procedures
Experience of providing information and briefings to colleagues - desirable
Experience of staff supervision - desirable


Ability to communicate complex information clearly to housing tenants. This includes writing correspondence and management reports
The ability to advise, persuade and negotiate with and leaseholders utilising a range of skills to ensure they meet their legal obligations and any charges in a timely manner.
Ability to develop strong working relationships with customers, colleagues and other stakeholders through e.g. focus groups
Ability to organise calculation of charges and invoicing to meet pre-scheduled deadlines in accordance with the terms of the lease in order to maximise income
To be able to use initiative in making decisions in relation to issues of Leasehold income management and negotiating on reductions or adjustments to charges

IT skills including Microsoft packages or equivalent (e.g. G Suite)
Other Requirements:

Full clean Driving Licence
Access to a car
