The Role

We are seeking an experienced Responsive Repairs Supervisor to oversee the day-to-day delivery of a busy responsive repairs contract within a social housing environment.

This role involves supervising operatives, conducting pre-inspections of tenanted properties, accurately diagnosing building faults, and allocating the appropriate resources to ensure works are completed efficiently and to a high standard.

A strong understanding of current damp and mould legislation, including Awaab's Law, is essential. The successful candidate must be confident in carrying out detailed, accurate damp and mould surveys and ensuring full compliance with current legal and regulatory requirements.

Key Responsibilities

  • Provide daily supervision and support to operatives delivering responsive repairs.
  • Carry out pre-inspections of tenanted properties to identify defects and scope works.
  • Diagnose building faults across multiple trades and determine appropriate remedial actions.
  • Allocate labour and materials effectively to meet service targets and KPIs.
  • Conduct thorough damp and mould inspections and produce clear, compliant reports.
  • Ensure full compliance with Awaab's Law and all relevant health and safety legislation.
  • Monitor quality of work, productivity, and performance standards.
  • Liaise professionally with residents, always ensuring excellent customer service.
  • Maintain accurate records, reports, and documentation.

About You

  • Proven experience supervising operatives within a responsive repairs or social housing environment.
  • Strong technical knowledge across general building trades.
  • Demonstrable experience conducting damp and mould surveys.
  • In-depth understanding of damp and mould legislation, including Awaab's Law.
  • Excellent organisational and problem-solving skills.
  • Strong communication and customer service skills.
  • Good IT skills and experience using repairs or housing management systems.
  • Full UK driving licence.
