Overview
As then Senior/Lead Damp, Mould & Condensation Surveyor, you will play a pivotal role in safeguarding residents' homes by leading the organisation's approach to diagnosing, managing, and preventing damp, mould, and condensation issues across the housing stock. This role combines technical expertise, leadership, and a strong customer‑focused mindset to ensure homes are safe, healthy, and compliant with regulatory standards. The successful candidate will act as the organisation's subject-matter expert, providing guidance to colleagues, overseeing complex cases, and ensuring robust processes are in place. Knowledge of asbestos legislation and safe working practices is essential.
Key Responsibilities
- Lead on complex damp, mould, and condensation investigations across the housing portfolio.
- Carry out detailed property inspections, diagnostics, and root‑cause analysis using industry‑standard tools and methodologies.
- Produce high‑quality technical reports, specifying remedial work and long‑term solutions.
- Ensure all works comply with relevant legislation, including the Housing Health and Safety Rating System (HHSRS), Decent Homes Standard, and emerging regulatory requirements.
- Identify and manage asbestos risks in line with Control of Asbestos Regulations, ensuring safe working practices and appropriate escalation.
Leadership & Oversight
- Act as the organisation's lead specialist, providing expert advice to surveyors, repairs teams, contractors, and senior management.
- Mentor and support junior surveyors, helping to build internal capability and consistent standards.
- Oversee the damp and mould caseload, ensuring timely resolution and high‑quality outcomes.
- Support the development and implementation of policies, procedures, and strategic approaches to damp and mould management.
Resident Engagement & Customer Care
- Communicate findings and recommendations clearly and sensitively to residents, ensuring they understand the issues and proposed solutions.
- Work collaboratively with Housing Officers, Repairs Teams, and external partners to support vulnerable residents and manage complex cases.
- Champion a proactive, resident‑focused approach to damp and mould prevention.
Compliance, Data & Reporting
- Maintain accurate records of inspections, findings, and remedial actions.
- Analyse trends and provide insight to inform asset management planning and investment decisions.
- Ensure compliance with internal KPIs, regulatory requirements, and best practice guidance (including the Housing Ombudsman's recommendations on damp and mould).
- Contribute to board reports, audits, and service reviews.
Skills, Experience & QualificationsEssential
- Significant experience in damp, mould, and condensation diagnosis within social housing or a similar environment.
- Strong understanding of building pathology, ventilation systems, moisture movement, and property construction types.
- Relevant professional qualification (e.g., HNC/HND in Building Surveying, CIOB, RICS, or equivalent experience).
- Knowledge of asbestos legislation and experience working in properties containing asbestos.
- Excellent report‑writing skills with the ability to translate technical findings into clear, actionable recommendations.
- Strong communication and interpersonal skills, with the ability to engage confidently with residents and stakeholders.
- Ability to manage a varied and complex workload, prioritising effectively.
- Full UK driving licence.
Desirable
- Training in damp and mould diagnostics (e.g., PCA qualifications).
- Experience leading or mentoring technical teams.
- Knowledge of energy efficiency measures and retrofit principles.
