Pinnacle Group are looking for an experienced Property Maintenance Surveyor to ensure the effective delivery of services that maintain and enhance the physical condition of Pinnacle Homes’ managed assets. In this role, you will be responsible for overseeing both Planned and Reactive maintenance activities, including inspecting occupied properties, diagnosing issues, and managing repairs to a high professional standard. You will be scoping and specifying Void works, contributing to lifecycle planning and delivery, and conduct all required surveying activities to ensure homes are safe, compliant, and well‑maintained for our residents.
The ideal candidate will be an experienced and proactive surveyor with strong diagnostic skills, a sound understanding of building pathology, and the ability to manage repairs, maintenance programmes, and project works effectively while delivering a high‑quality service to residents.
Our Homes Division delivers trusted housing management services across Affordable, Private Rented and Leasehold properties. We work with local authorities, registered providers and investors to support thriving communities.
This is a full-time role with the working hours of 8.30am-5pm Monday-Friday.

Key responsibilities:
- Supervise contractors to ensure quality, cost-effectiveness, and adherence to timeframes, this will involve attending sites.
- Conduct pre- and post-work inspections using tools (e.g., damp meters) to diagnose structural, damp, mould, and general repair issues.
- Create, issue, and manage detailed work specifications (often using SOR rate codes) to contractors for repairs and void (vacant) properties.
- Compile Value for Money assessments
- Ensure all surveying works are delivered in a safe and compliant manner.
- Maximize the use of data to drive business and operational decisions to continuously improve business performance and customer experience.
- Ensuring all works comply with the Housing Health and Safety Rating System (HHSRS) and the Decent Homes Standard.
Key requirements:
- Proven experience in a similar property maintenance/repairs surveying role, delivering best‑in‑class outcomes in occupied homes.
- Strong diagnostic skills and building pathology knowledge to inspect, scope, and manage repairs effectively.
- Fire safety awareness / FRA experience to identify and escalate risks and ensure compliance in occupied buildings.
- Excellent stakeholder engagement and communication skills
- Highly organised and agile, ability to prioritise reactive vs. planned workloads and meet tight deadlines.
- Commercial awareness and numeracy to scope works, validate quotes, control costs, and deliver value.
- Full UK driving licence
