An inspiring past and a bright future
Focused on our residents, our driving ambition is to provide services that make people’s lives easier, and homes and communities they can be proud to live in. We are ‘not for profit’ and reinvest all our surpluses back into our varied and vibrant neighbourhoods.
The role – Surveyor
As part of our continued commitment to safe, healthy homes and compliance with the evolving regulatory landscape, this role will support our transition to full compliance with Awaab’s Law.
You will lead or contribute to damp and mould investigations and ensure robust responses are in place to Category 1 and high-risk hazards. This includes producing clear reports, engaging and updating residents and contractors, and ensuring remedial works are effectively scoped, tracked and delivered.
We’re looking for a committed and motivated person to deliver a responsive, high quality and customer focused repairs service to our residents.
You will ensure that resident’s homes and estates are well maintained and meet legal, contractual, and regulatory standards and that any repairs which require surveyor oversight are properly diagnosed, accurately specified and competently carried out through Origin’s designated contractors, ensuring value for money, including Disrepair cases and reports of Damp and Mould in properties.
You will be experienced in putting residents’ views and experiences at the forefront, ensuring they feel listened to, and their concerns are acted on and communication is proactive.
You’ll be comfortable working collaboratively with relevant teams and engaging with residents to develop and deliver on maintenance plans. You’ll be experienced in working with contractors and different types of contracts, feeding into the contract management process.
What you’ll do
Lead on diagnosing repair needs, specifying remedial works, and managing contractors through to completion, ensuring quality and satisfaction.
Communicate proactively with residents and leaseholders, addressing concerns and fulfilling repair commitments, including statutory consultations.
Oversee works in void properties to meet targets for re-letting, while supporting contract design and technical issues like damp, leaks, and claims.
Drive ongoing improvement to support team performance and delivery of broader organisational objectives.
What you’ll need
Customer & Stakeholder Management: Strong relationship-building skills with proven experience ensuring high levels of customer care and satisfaction.
Technical Expertise: Excellent knowledge of building construction, standards, and legislation; skilled in diagnosing defects and specifying remedies.
Contractor & Service Delivery: Demonstrated ability to manage contractors and internal teams, ideally within social housing, to deliver building works.
Organisational & Strategic Skills: Effective time management, problem-solving abilities, and a strategic mindset to drive progress and resolve complex issues.
Qualifications & Knowledge: Ideally holds a relevant technical qualification (e.g., HNC, RICS, CIOB) with in-depth understanding of Schedule of Rates and measurement methods.
Communication & Accountability: Confident in writing technical specifications and handling resident communications; committed to performance monitoring and embracing new practices.
