Summary

Main Purpose:
To assist and support the Head- Janitor/Janitorial Supervisor to deliver a comprehensive service to our client.
The provision of compliance with contractual requirements while maintaining high standards of safety, cleanliness and customer care.

Duties & Responsibilities:
• Ensure that a high standard of service delivery is provided within their establishment.
• Responsible for Lets and to act as first point of contact for the resolution of Premises users’ queries.
• Responsible, along with the Head Janitor, for the decoration, fabric and landscaping condition standards as well as the completion of all Janitorial reactive work in the School in a timeous manner to meet the SLAs of the Project Agreement and in compliance with Company Policy
• Liaise with the Head- Janitor to ensure that service delivery is provided in the proper manner and that all work is well coordinated.
• Assist the Head- Janitor in the delivery of Janitorial PPM ensuring all tasks are completed safely and on time.
• Responsible for the IMS T2 procedures within the School in compliance with Company Policy.
• Assist the Head- Janitor in the delivery of a Monthly Report to the Janitorial Supervisor which meets the requirements of the ELS Project Monthly Operations Report.
• Monitor the quality of work performed by sub-contractors on site including cleaning and inform the Head Janitor of any issues.
• Responsible for the security of the premises and contents by undertaking the following: -
• Open and secure buildings as required
o Check windows, doors and perimeter fences to ensure security and condition.
o Carry out regular inspections of the premises including monitoring CCTV, where applicable, to ensure condition and security.
o Operate the site security systems as laid down.
o Operate as part of a rotational on call team covering intruder and fire alarm calls and providing security / reception cover for out of hours lets.
• Responsible for inspecting the property and carrying out at least the following maintenance actions:
o Keep indoor and outdoor areas free from litter, as far as is practicable.
o Transport rubbish to bins and put out waste bins for collection.
o Undertake emergency cleaning duties where there is a potential H&S requirement.
o Responsible for premises inspections and maintenance activities as detailed in the PPM schedule.
o JOINERY – e.g. to erecting pin boards and shelves, repairs to furniture and minor door repairs.
o PLUMBING – e.g. replacing tap washers bends, ball cocks, toilet seats and bleeding radiators.
o ELECTRICAL – e.g. replacing lamps, replacing /cleaning of light diffusers, changing of control indication lamps.
o PAINTING – e.g. washing down and painting of small rooms, corridors and walls.
• Ensure all site documentation is maintained correctly and that induction procedures are being followed.
• Undertake energy monitoring by meter reading and other activities as outlined by the Head Janitor.
• These duties and responsibilities may be changed in accordance with the needs of the company; the post holder may be required to provide support to holders of other posts according to changes in workload and patterns of working.

Skills & Knowledge:
• Previous experience within the service or construction industry is desired but not essential.
